Peninsula is Select Group's six-tower masterplan on the Dubai Canal, at the southern edge of Business Bay. It's the largest waterfront residential release Business Bay has seen in years, and it changes how the district reads — Business Bay finally has a proper canalside destination.
The masterplan runs from 1-bed apartments up to canal-facing 3-beds and penthouses, with a large landscaped podium, F&B along the Peninsula Boulevard, and a Black Sheep Coffee anchoring the ground-floor retail. Handovers roll through 2025-2027, tower by tower.

Peninsula prices at a real premium to older Business Bay stock, and it should — the build quality, waterfront frontage, and the amenity podium are genuinely a step up. The most defensible units are canal-facing, higher floor, and 2-bed or above.
Studios and low-floor 1-beds work as rental units but track closer to the wider Business Bay average — buy those for cashflow, not capital growth.
